MND updates each weekday using actual lender offerings for a top-tier conventional scenario, with a baseline around 75% loan-to-value and a 780 FICO score. Its methodology adjusts for points and is designed primarily to show day-to-day movement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Freddie Mac&#8217;s Primary Mortgage Market Survey averaged 6.66% for the week ending July 30, up from 6.58% one week earlier. The PMMS is based on thousands of qualifying conventional purchase applications submitted through Freddie Mac&#8217;s Loan Product Advisor from Thursday through Wednesday.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Mortgage Bankers Association reported a 6.76% average contract rate for conforming 30-year loans for the week ending July 24, up from 6.69%. That survey assumed an 80% LTV and included 0.69 points. Because MBA includes a stated points measure and uses a weekly application sample, it should not be compared one-for-one with MND&#8217;s daily index.<\/p>\n\n\n\n<p class=\"has-white-color has-text-color has-link-color wp-elements-3 wp-block-paragraph\">.<\/p>\n\n\n\n<h2 id=\"h-what-this-means-for-homebuyers\" class=\"wp-block-heading\" style=\"font-size:24px\"><strong>What This Means for Homebuyers<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Buyers should avoid treating any national average as a personal quote. Credit score, down payment, debt-to-income ratio, property type, occupancy, loan program, points, lender fees and lock timing can all change the rate and total cost offered to an individual borrower.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A practical response is to compare offers using both the interest rate and APR, review the cost of discount points, and ask how long a quoted rate can be locked.
