Mortgage Rates Move Back Toward Recent Highs as the Week Begins

The average 30-year fixed mortgage rate rose from 6.63% on Friday to 6.71% on Monday as renewed geopolitical tension pushed fuel prices higher and weakened the bond market.

Mortgage rates in July 2026 started the week by reversing part of Friday’s improvement. The average top-tier 30-year fixed rate climbed to 6.71% on July 20, up from 6.63% at the end of the previous week, according to Mortgage News Daily’s daily rate index.

Friday had offered a modest sense of relief. Rates had finished just below the level recorded one week earlier, after briefly matching an 11-month high for the average lender during the middle of the week. That improvement did not last long. By Monday, rates were once again moving toward the recent peak.

Why Mortgage Rates Rose on Monday

The immediate pressure came from a weaker bond market. Many mortgage lenders adjusted their pricing higher during the trading day as bond prices fell and yields rose. Mortgage rates tend to follow the market for mortgage-backed securities, which is influenced by broader movements in U.S. Treasury yields and expectations for inflation.

Renewed fighting involving Iran added to the market’s concern. The conflict itself does not directly set mortgage rates, but it can affect energy supply and fuel prices. When oil and gasoline prices rise, investors may expect inflation to remain higher for longer. That expectation can push bond yields upward, making borrowing more expensive across the economy.

What the 6.71% Average Means for Homebuyers

A national average is a useful market benchmark, but it is not a personalized loan quote. The rate available to an individual borrower can vary based on credit score, down payment, loan type, property type, occupancy, debt-to-income ratio and the amount paid in discount points.

The intraday increase also shows why a quote can change even when the lender and borrower profile remain the same. A lender may reprice its rate sheet during the day when bond-market conditions move sharply enough. Buyers who are actively shopping for a home should therefore compare quotes using the same assumptions and confirm how long each rate is available.

Do Not Compare the Interest Rate Alone

When evaluating mortgage offers, the headline interest rate is only one part of the cost. A lower rate may require more upfront points, while another option may carry a slightly higher rate but lower closing costs. Borrowers should review the full structure of each quote, including:

• Annual percentage rate (APR), which reflects the interest rate plus certain loan costs.

• Discount points or lender credits included in the pricing.

• Estimated principal-and-interest payment and the total monthly housing payment.

• Loan fees, third-party closing costs and the amount of cash required at closing.

• The rate-lock period and any conditions that could change the final pricing.

What Could Move Rates Next

Near-term mortgage-rate direction will depend on whether bond markets continue to react to rising energy prices and geopolitical headlines. If fuel prices remain elevated, inflation concerns could keep upward pressure on Treasury yields and mortgage pricing. A meaningful easing in the conflict or a decline in oil prices could have the opposite effect.

For buyers, the practical takeaway is not to assume that Friday’s rate will still be available on Monday. Mortgage rates can change quickly, and the most useful comparison is a current, borrower-specific quote that shows the rate, APR, points and total estimated payment together.
